Step 1 – Precise valuation

Step 2 – Choosing the right estate agent
Its crucial to choose the right estate agent and consider various factors before deciding on one. More often than not fees aren’t just the only deciding factor and although Essex Property Centre are transparent when negotiating a fee for you other factors are just as important too. Presence, marketing, experience and attitude should all be considered allowing for an informed decision.
Step 3 – Instructing a solicitor
Achieving a successful sale and instructing a reliable solicitor go hand in hand. It’s a good idea to have researched and spoken to several solicitors and ideally made a decision prior to putting your property on the market. This will help to avoid delays.
Step 4 – Presenting your property
Naturally first impressions count so the presentation of your property is critical to securing a successful sale at a maximum price. Consider addressing any DIY jobs you have been meaning to do, a fresh coat of paint where necessary and declutter. Don’t forget Essex Property Centre will need to take photos, 360 virtual tours, create detailed floorplans and comprehensive property particulars
Step 5 – Marketing your property
To find your perfect buyer you need to give your property maximum exposure across a wide range of media. When you instruct Essex Property Centre you will automatically benefit from our unrivalled, comprehensive marketing package, including: exposure on our website, full colour property details, various internet property portals, email and SMS alerts to ready buyers and local advertising via publications.
Step 6 – Accompanied viewings
Our offices are open 9am-6pm Monday to Friday and 9am-4pm Saturdays
In order to secure a sale we always recommend arranging early viewings, and are always on hand to show buyers around should you prefer or if you were not to be there. We will book viewings quickly and methodically in order to ensure you get maximum viewers as quickly as possible. We understand the importance of quick confirmation in order to introduce proceedable buyers before they find elsewhere/
Step 7 – Receiving an offer
As soon as an offer is received we will contact you to communicate full details of the offer along with any special conditions to help you decide whether or not to accept. Naturally we will fully qualify the offer and ensure the buyer is proceedable before any discussions.
Step 8 – Offer agreed
Once you accept an offer we will do the following.
- repare a memorandum of sale
- Write to all parties to confirming the agreed price
- Confirm solicitors details
Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.
We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are no legal obligations until contracts are signed.
Step 9 Exchange of contracts
Exchange of contracts occurs when all enquiries have been confirmed and agreed.
Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be transferred from your solicitor to the seller's solicitor. The completion date is then set by mutual agreement.
Step 10 – Completion
Completion is when the residual monies (usually 90%) are transferred from your solicitor to the seller's solicitor's account. We will release the keys once the money has cleared in the seller's account.
