Step 1 - Precise valuation

At Essex Property Centre our aim is to let your property at the best possible price in the shortest possible time. We have experienced, knowledgeable valuers who carry out volumes of rental valuations every month giving us a firm understanding of property values in the area. Perhaps this is why we deliver the best possible prices for all of our clients?

Step 2 - Choosing the right estate agent

Its crucial to choose the right estate agent and consider various factors before deciding on one. More often than not fees aren’t just the only deciding factor and although Essex Property Centre are transparent when negotiating a fee for you other factors are just as important too. Presence, marketing, experience and attitude should all be considered allowing for an informed decision.

Step 3 - Fully Managed Service?

With more and more tenants insisting on renting a fully management property, landlords too appreciate the necessity to offer peace of mind to their tenants.

Naturally first impressions count so the presentation of your property is critical to securing a fast , successful let at a maximum rental.

Consider addressing any DIY jobs you have been meaning to do, a fresh coat of paint where necessary and declutter.

Step 5 - Preparing for tenancy

Before letting your property you must obtain a comprehensive inventory setting out the condition and contents of the property. Essex Property Centre will carry out a standard on your behalf. However, if you require a fuller detailed inventory, please give us a call.

Step 6 - Marketing your property

Range of media. Unrivalled, comprehensive marketing package, including: exposure on our website, full colour property details, various property portals, email and SMS alerts and local advertising via publications.

Accepting a tenant Step 7 - Accepting a tenant

As soon as an interested party has placed a deposit on your property, we will contact you directly to discuss, and decide if the tenant will be acceptable.       

Step 8 - Tenant Agreed

Once you accept an offer we will do the following, regardless of whether your property is managed:

  • Collect references from the tenants
  • Arrange signing of Tenancy Agreement
  • Collect moving-in payment (rent + deposit)
  • Carry out check-in and inventory

For your added peace of mind, where applicable we will hold the deposit as a stakeholder and register this with a deposit protection scheme, resulting in a faster and more efficient deposit release process at the end of the tenancy. There is a fee of £20.00 + vat for this service. It is a requirement by law that the tenants deposit is held in a certified rent deposit scheme.

Completion Step 9 - Completion

Upon completion, keys will be released to the inventory clerk or the tenant on moving-in day. For managed properties, we will provide the tenant with contact details of their dedicated Property Manager.
