When putting your property on the market, follow our simple checklist to ensure that you are fully prepared:

Guarantees

  • Find long-term warranties covering timber, damp proofing, roof , windows etc.
  • Make sure short term guarantees covering on going repairs are available.
  • Collate service agreements for boiler repairs and central heating.

Solicitors

  • Inform your solicitor in advance that you are planning to sell
  • Make sure your solicitor applies in advance for your title deeds, as these can sometimes take up to two weeks to come through. (These are normally kept with your mortgage lender)
  • Discuss what other information may prove beneficial for potential buyers. This will speed up the buying process.
  • Complete any standard forms.

Managing Agent

  • If you have one, ask your managing agent for relevant service charge and insurance details.

Extra Steps For Leasehold Properties

  • Obtain written information on when the lease was granted, and remaining time.
  • Confirm ground rent.
  • Collect service charge documents including details of annual amount, percentage share you pay, and any accounts from recent years.
  • Make copies of freehold certificates.
